CHOOSING A LICENSED BROKER
Treat your real estate broker selection process like you would any job interview: Make sure the person or team you work with is the right fit not only for your house, but also for you in terms of communication, temperament and availability.
YOUR PROPERTY'S SELLING POINT
When selling your home, focus on your home's selling points. If there are repairs that need to be made, fulfil them. If you do not have the money to make those repairs, sell your home "as is".
DETERMINING THE ASKING PRICE
With updates and fixes made – or not – you and your real estate broker can more specifically address the asking price for the property. Rather than what you think the house is worth or what an online calculator guesses, the asking price should be based on what similar properties nearby have recently sold for and what makes your home stand out compared to them, this is otherwise known as Fair Market Value,
PROOF OF OWNERSHIP
As a property owner, you must present your proof of ownership or attorney in fact to your licensed broker for proper and legal transactions.
AUTHORITY TO SELL/LEASE
A corresponding authority for licensed real estate broker to lease or sell your property. Why is this important? Failure to provide an ATS/ATL will result to penalty of suspension/revocation of your broker's PRC license.
